Real EstateAndrew Watts has in excess of 20 years’ experience working within the commercial property market on both a local and national basis. He is a Partner in the Commercial Real Estate Team at Wilkes operating from both our Birmingham and Solihull offices.
He regularly advises clients on matters involving new housing schemes, sales and purchases, and landlord and tenant matters (both for landlords and tenants).
Over the years Andrew has built up a diverse practice with a wide range of clients, from developers (both commercial and residential) and banks; to portfolio investors and industrial occupiers.
He also has a great deal of experience in the Health sector, acting on a number of primary care health centre development schemes, pharmacy transactions and care home refinancing.
He has been instructed by a number of owners on matters relating to the Telecommunications sector recently advising a championship football club on a stadium-mounted rooftop mast.
Andrew advises on aspects of commercial property related work including property management, investment related transactions, promotion agreements, and site assembly for house builders. He also leads on a number of relationships with challenger banks acting on their panels.

The sale of an industrial unit for £2.5m which involved dealing with insolvency practitioners in respect of an insolvent Tenant and sorting out historic title and access issues.
A complicated lease renewal of prominent high street building to a Bank at a rent of over £200,000 pa.
Completion of a Development Agreement and exchange of land arrangements acting for a Developer in relation to a sports club; the construction of a new clubhouse and the acquisition of land for a residential scheme of 9 houses.
Completion of a Development Agreement and associated lease acting for an occupier which involved negotiation of complex arrangements for early access and achieving a satisfactory resolution of a dispute at the completion of the works. A 15 year lease at a rent in excess of £275,000 pa was completed.
The negotiation and completion of a series of lease surrenders, licences and a new lease at a rent in excess of £500,000 pa in respect of an office complex in Warwickshire.
